Attached ADU to maximize space on a tight, urban lot


The challenge with this project is fitting a new, two-bedroom Accessory Dwelling Unit, a garage, and a new family room for the Primary home under the existing house. The solution is to build a completely new basement with some careful planning. We're taking advantage of unused land between the existing house and the front setback to extend the lower level toward the street, providing a new, full-width front porch on the main level, a garage on one side of the lower level, an ADU on the other, and bike storage tucked under the stair. A ramp leads down to the new ADU from the sidewalk, making it more accessible than a typical basement ADU. The garage can be accessed internally from either the ADU or the Primary home, and has ample storage along one wall. A stepped planter at the far end of the ramp provides a place for gardening as well as an additional emergency route up and out.
